Alita Construction Services was engaged to complete interior renovations across 109 units at Costa Mesa Apartments, a project complicated by a wide range of existing unit conditions due to prior partial upgrades. Rather than applying a one-size-fits-all approach, ACS developed a customized renovation program designed to bring every unit to a consistent finish level, regardless of its starting point. This strategic approach ensured alignment with ownership’s vision while maximizing the value of prior investments within the property.
ACS implemented a detailed, unit-by-unit scope development process, supported by standardized scope sheets and ongoing field verification to guide execution. Renovations included cabinet replacements and refinishing, new countertops, plumbing fixtures, lighting, flooring, and blinds, with adjustments made as needed based on each unit’s condition.
